NJ new home permit: state rules, forms and town packages
A new home goes through zoning and engineering review, every applicable subcode, and a certificate of occupancy before anyone moves in.
25 town packages on file for this project. Permits named most often in those towns: Zoning (10); Construction (5); Engineering (1).
What the project usually involves
- Zoning, and often engineering (grading, drainage, soil erosion), approvals come before the construction permit.
- Sealed architectural plans are required for new dwellings.
- Each subcode files its technical section: building, electrical, plumbing, fire protection and mechanical.
- Occupancy needs a certificate of occupancy, requested on the F270.
